About Us

Software for real estate & PropTech · Since 2017

More units, more investors, less noise in the back office — with software you own.

We're CPI Technologies from Frankfurt, and we've been building software for real estate companies since 2017: tenant and owner portals that intercept the calls and emails, document AI that reads and files contracts, and tokenization platforms that let you raise capital digitally. Germany's first BaFin-approved real estate STO ran on our technology. Your first version is live in about 90 days — tested with real tenants, owners, or investors.

Free and non-binding. Together we'll find out what pays off first for you — tenant portal, document AI, or subscription flow.

Sound familiar?

Why your real estate business only grows as fast as your headcount

Whether you manage 800 units, develop projects, or are building a PropTech: at some point it's no longer the business that grows — just the workload. Every new unit brings more calls, more emails, more binders. And the margin stays right where it is.

Your team answers questions instead of managing properties.

  • The service charge statements go out — and the phone doesn't stop ringing for two weeks.
  • Defect reports by email, status checks by phone, the same answer three times a day.
  • Every few hundred additional units means another hire — and good people are nearly impossible to find.

Documents are everywhere — except where you're looking.

  • Leases in the DMS, handover protocols in someone's inbox, resolutions in a binder — the rest somewhere on the server.
  • Anyone checking an indexation clause or a notice period ends up paging through PDFs.
  • Every employee who leaves takes knowledge with them that was never in any system.

Raising capital takes longer than building.

  • The bank takes months, investor sales run on PDF brochures and hand-maintained Excel lists.
  • Subscriptions still happen on paper — there's no digital subscription flow.
  • Yet the speed of raising capital now decides which projects happen at all.

What we build

What we build for property managers, developers, and PropTechs

Always software that saves work or makes money in day-to-day real estate — from defect reports to digital subscriptions.

Tenant & owner portals

Statements, contracts, and defect reports in self-service: tenants and owners handle online what takes phone calls and emails today — around the clock, with a status instead of a follow-up call.

Document AI

AI reads leases, invoices, and protocols, extracts deadlines, indexation clauses, and amounts, and files everything against the right property. Your team finds in seconds what it digs through binders for today.

Tokenization & investor platforms

A digital subscription flow instead of a paper brochure: investors put money into your project online, with clean onboarding and small ticket sizes. We built the technology behind Germany's first BaFin-approved real estate STO.

AI chatbots for tenant requests

A chatbot answers the twenty most common tenant questions instantly — heating, keys, statements — and hands everything else to your team as a clean ticket with property and case attached.

Leasing workflows

From the listing through digital tenant self-disclosure to the handover protocol on a tablet: applicants move through a process instead of email ping-pong — and your team sees every status at a glance.

Integrations with your systems

Your property management software and accounting stay the system of record — portal and platform pull the data via API or export. Nothing is maintained twice, no system has to go.

Integrations

Your portal talks to your systems — nothing is maintained twice

The difference between yet another tool and real relief is the connection. Your portal pulls statements, contracts, and cases from where they already live — your team maintains everything exactly once.

How it works

About 90 days to software that tenants, owners, and investors actually use

No agency black box, no never-ending IT project. Three steps, each with a clear deliverable — all at a fixed price.

Step 1 · Weeks 1–2

Run the numbers before you build

  • In the free 30-minute Potential Analysis, we pin down where the biggest payoff sits: tenant portal, document AI, or subscription flow.
  • We talk to five people who'll actually use the product — tenants, owners, or investors.
  • You then receive a written scope, a fixed price, and a launch date.
  • If the idea doesn't hold up, we stop right there — you only pay for this stage.

Step 2 · Weeks 3–9

Weekly cycles to version one

  • Within days there's a clickable prototype — your portal or investor flow, live in the browser.
  • Every Friday you review the latest build and decide what gets built the following week.
  • In parallel, we wire up your property management software and accounting — nothing is maintained twice.
  • The fixed price never changes — no matter how many hours we put in.

Step 3 · Weeks 10–13

Test with real users — then roll out

  • A handful of tenants, owners, or investors work with the product for four weeks while we watch where they get stuck.
  • Their feedback goes in before you migrate your whole portfolio or start selling.
  • After launch we stay on to run and grow the product — a full handover is possible at any time, and the code is 100% yours.

What you get out of it

What you end up with

Software that works for you: as daily relief for your team, as an asset, and as proof that your model holds up.

A back office that doesn't have to grow with you

The portal answers routine requests before they ever reach your team: statements as downloads, defect reports with photo and status, documents around the clock. Your team manages more units per person — instead of giving the same answer three times a day.

A more valuable company

A managed portfolio with a digital platform is worth more in a sale than one running on binders. And if other property managers or developers rent your software monthly, you're building recurring revenue — an asset in its own right, alongside your core business.

Certainty instead of gut feeling

You'll know before the rollout whether tenants use the portal and investors complete the subscription flow — not a year and a budget later. If the idea doesn't hold up, you'll know within two weeks and will only have paid for the first stage.

The comparison

Why your own software — and not the next off-the-shelf portal

Off-the-shelf portal SaaS rarely fits your processes and is never yours. Your own dev team is expensive and hard to find. Our approach: your product, built by people who have shipped real estate platforms since 2017.

Frequently asked questions

What real estate owners want to know before a project

Do we have to replace our property management software?

No. Your system of record stays exactly where it is — property management software, ERP, or accounting. We connect the portal, chatbot, or platform via API; where there's no API, we work with exports and imports. In the Potential Analysis, we look at your system landscape together and tell you plainly what can run automatically and where a manual step remains. Nothing gets maintained twice.

What about tenant data and GDPR?

Hosting is in the EU, GDPR-compliant, on accounts owned by your company — so tenant and owner data lives with you, not with us. Access is separated by role: an owner sees their property, a tenant only their unit, your team everything. At any time, you get a full list of every service in use — there's no lock-in that only we can undo.

Real estate tokenization sounds like a regulatory minefield. Can you handle it?

We built the technology behind Germany's first BaFin-approved real estate security token offering (Fundament) and have delivered further platforms in regulated environments, such as CasaCrowd. So we know what a subscription flow, investor onboarding, and documentation have to be capable of. The legal structuring is your law firm's job — we build the platform that implements their requirements cleanly, and we speak their language from day one.

How can the price be fixed before the scope is final?

The quote costs you nothing: in the free Potential Analysis, we find out together whether your portal, platform, or subscription flow has real potential. You then receive a written scope with a fixed price and a launch date. Once you sign, that number doesn't move — no matter how many hours we put in. Anything you want later, say a module for condominium owners, gets its own quote.

Who owns the code, the data, and the accounts?

You do. Source code, documentation, and every account — hosting, services, domains — run under your company's name. We keep running the product long after launch, but a complete handover is possible at any time: to your own team or another provider. If you never hire us again afterwards, you're not missing a thing. With tenant and investor data on the line, that's not a courtesy — it's a requirement.

You develop with AI. Does that make the code worse?

For us, AI speeds up writing code — not making decisions. Architecture, data model, and reviews are handled by a human who has been building software for nearly ten years, including platforms in BaFin-regulated environments. Every line goes through the same tests and standards as hand-written code. That way of working is what makes the fixed price and the roughly 90 days possible in the first place — and it's publicly documented in our book (vibecodingbuch.de).
