In July 2019, BaFin approved a blockchain-based real estate bond for the first time: €250 million in issue volume, issued as ERC-20 tokens on Ethereum. We built the technology behind it — from the smart contracts to the investor portal.

Starting point
Fundament set out to raise capital for a German real estate portfolio — digitally, with no minimum subscription, open to retail investors worldwide. In 2018, there was neither ready-made infrastructure for that nor a precedent: no tokenized real estate bond had ever been approved by BaFin.
That made the task doubly demanding: build technically robust tokenization infrastructure, and design every component — from token issuance to investor onboarding — to withstand scrutiny by the financial regulator.
Commercial real estate in Germany's metropolitan regions formed the tangible asset behind the token — a traditional investment wrapped in an entirely new digital shell.

What we built
Building on our tokenization platform, we created a white-label digital fundraising solution on Ethereum — one continuous investment flow instead of stitched-together point solutions.
The bond was issued as ERC-20 tokens on the public Ethereum blockchain — written in Solidity and aligned with the securities prospectus.
Fully integrated identity verification and anti-money-laundering checks, so retail investors worldwide could subscribe compliantly.
A web application with a mobile-optimized account area: subscriptions, token holdings, and order history in one place.
Deposits and withdrawals in euros or ether, automatically matched to subscriptions and token holdings.
Regulatory consulting and preparation of the approval documents, hand in hand with the Fundament team.
The technical foundation for peer-to-peer token trading — liquidity for a traditionally illiquid asset class.

Results
In July 2019, BaFin granted its approval — the first ever for a blockchain-based real estate bond in Germany. The Fundament Real Estate Token made a portfolio of properties in Berlin, Hamburg, Rostock, Jena, and Fulda digitally investable.
Retail investors around the world could participate with no minimum subscription — unheard of in a market previously reserved for institutional investors and large tickets. The story travelled well beyond Germany, with coverage in Forbes among others.
For us, Fundament was the project that proved our tokenization platform under the market's most demanding scrutiny. Its building blocks — token issuance, KYC, the investor portal — live on in our white-label platform today.

The infrastructure behind Fundament is available today as a mature white-label platform — KYC, payment processing, and investor portal included. Let's talk about the fastest compliant route for your project.
